PROJECT SUPERINTENDENT – COMMERCIAL CONSTRUCTION
SBS Construction (Select Building Systems, LLC), is an established and growing commercial construction management company, specializing in self-storage design, construction, and development. SBS Construction (“SBS”) is currently looking for Traveling Superintendents for projects in the following regions:
- Austin, TX
- Dallas, TX
- San Antonio, TX
- Houston, TX
SBS Construction’s Main Office is located in Boerne, TX. SBS offers a competitive compensation package, including a variety of employee benefits such as employer-paid medical insurance, as well as base-pay commensurate with ability and experience.
Responsibilities:
- Provide on-site leadership and supervision, overseeing all aspects of the construction project from start to finish.
- Coordinate and manage subcontractors, ensuring they adhere to project schedules and deliver high-quality work.
- Scheduling – Plan and develop all activities in accordance with the project schedule, identifying critical path and milestones. Implement and maintain “three-week look ahead” schedules. Document all changes and delays.
- Manage job site safety – Ensure that company’s safety program is properly managed and followed. Superintendent is to orient all subcontractors and new employees of job site conditions and is to help ensure safety of all subcontractors and employees.
- Collaborate with project managers, architects, engineers, and other stakeholders to ensure project specifications and requirements are met.
- Conduct regular site inspections to identify and resolve any issues or potential obstacles that may affect project progress or quality.
- Maintain accurate project documentation, including daily progress reports, change orders, and other relevant records.
- Strong knowledge and understanding of construction processes, techniques, and best practices.
- Deep understanding of construction safety regulations and the ability to enforce and promote a strong safety culture on-site.
- Proficient in reading and interpreting construction plans, drawings, and specifications.
- Ability to work independently and adapt as needed
- Maintain a clean and orderly job site.
Qualifications:
- At least 5+ years of experience with commercial construction and storage projects in the $3+ million range,
- Must have experience with commercial ground up construction including site work and finish out.
- Self-Storage and Pre-Engineered Metal Building experience is preferred.
- Must be able to handle typical physical responsibilities of a Commercial Superintendent on ground-up/multi-story projects such as uneven site conditions, climbing stairs, and dealing with varying weather conditions,
- Ability to travel to projects in Texas, as needed.
- Familiar with Microsoft Office, Project, RedTeam, and similar tools
- OSHA 30 certification and First Aid/CPR Training is preferred.
- Bachelor’s degree in construction management or a related field is a plus.
- Must be able to pass a driving record review, background check, and drug test.
Project Manager – Commercial Construction
SBS Construction specializes in General Construction, Construction Management, Design-Build, and Project Development. SBS is driven by its goal of providing quality construction management while also providing a desirable work environment for its employees.
SBS is currently seeking an experienced Project Manager for commercial construction projects. This position is based in the SBS Construction Boerne, TX office and will manage projects mostly concentrated in Texas with occasional projects in other States. SBS offers a competitive compensation package, including a variety of employee benefits and base pay that is commensurate with experience.
Responsibilities will include, but are not limited to:
- Coordinate and manage all necessary resources throughout the entire construction process, from inception through close out
- Participate in the conceptual development of construction projects, preconstruction efforts, and pre-bid meetings
- Evaluate project specifications to develop a plan for procedures, estimates, schedules, and staffing requirements for each phase of a project
- Plans, schedules, and coordinates construction project activities to meet benchmark deadlines and project completion date.
- Prepare and submits budget estimates, progress reports, meeting minutes, and cost tracking reports
- Develop clear and detailed project scopes for subcontractors and vendors
- Meet regularly with clients and architects to report work progress and budget matters as a means to proactively identify and resolve problems
- Confer with and direct supervisory personnel and subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays
- Visit project sites routinely and work closely with superintendents and general superintendents to ensure that all phases of the project meet established cost, schedule, regulatory, safety, quality, and operational requirements.
- Must have thorough knowledge of all aspects of construction practices and methods including but not limited to: contracts, purchase orders, estimating, submittals and shop drawings, product samples, specifications, codes, RFI’s, scheduling, safety, closeout documents, technology and equipment
- Manage relationships with clients, architects, design teams, subcontractors, etc., while developing a list of project requirements: bonds, certificates of insurance, schedule of values, Subcontractor lists, submittals and shop drawings, product samples, product data, mix designs, closeout documents, etc.
- Learn and utilize RedTeam as the primary project management tool/software to track all aspects of the project including RFI’s, Submittals, Contracts, Purchases Orders, Change Orders, etc.
- Prepare and maintain project budgets.
- Review and become familiar with owner contracts, all contract drawings, specifications, addenda, alternates, etc.
- Issue complete approved set of documents to Superintendent, including addenda, ASI’s, PR’s, submittals, etc.
- Obtain building permits, track inspections, and certificate of occupancy.
- Obtain Storm Water Plan (SWPPP) from Civil Engineer – coordination submittal of notice of intent (NOI) and notice of termination (NOT) to Texas Commission of Environmental Quality (TCEQ).
- Review, monitor, and coordinate all approvals of shop drawings and submittals – checking for contract conformance in conjunction with Superintendent.
- Assist project team in obtaining temporary utilities and facilities – composing any requests for temporary electricity, water, etc.
- Obtain and review testing laboratory reports and taking action for non-compliant test results.
- Generate estimates and proposals for change order or contract changes.
- Monitor and process all change orders, including creation of documents for Accounting and Subcontractors and distribution to all.
- Coordinate, schedule, and facilitate all pre-contraction meetings.
- Create, monitor, track, and update progress schedule with Superintendent.
- Review and track any reports and/or logs required by specifications – ASI, RFI, PR logs.
- Approve all pay requests and billings from subcontractors and suppliers.
- Coordinate, attend, and facilitate all project meetings and final inspections – generating agenda and meeting minutes for distribution.
- Write, distribute, and close all items in pre-substantial completion punch list in conjunction with Superintendent.
- Track all warranty items on completed projects.
- Must have a professional appearance and positive attitude.
- Must have the ability to adapt to any situation and meet deadlines.
- Must be self-motivated and goal oriented.
- Ability to manage multiple projects.
Qualifications:
- 5+ years minimum comparable project management experience.
- Must have experience with commercial projects in the $2-15 million range
- Must have a bachelor’s degree (or other compensating experience) in Construction Management or related field
- Familiar with Microsoft Office, Project, RedTeam, and similar tools
- Must be able to travel as required
- Must be able to pass a driving background review
- OSHA 30 certification and First Aid/CPR training preferred
